Question 1

What does garden maintenance mean?

Accepted Answer

Garden maintenance refers to the regular care required to keep outdoor spaces healthy, safe and visually appealing. This usually includes mowing, weeding, pruning, fertilising, cleaning paths, checking irrigation, and reporting issues. Landscaping, by contrast, involves upgrades or redesigns.

Question 2

How much should you pay for garden maintenance in NSW?

Accepted Answer

Professional strata garden maintenance in NSW typically costs between $70 and $100+ per gardener per hour. Costs depend on the service level, visit frequency, and site complexity. Regular scheduled maintenance is more cost-effective than ad hoc clean-ups.

Question 3

Who is responsible for garden maintenance — tenant, owner or strata?

Accepted Answer

Strata (owners corporation) is generally responsible for maintaining common property gardens. Lot owners are responsible for exclusive-use courtyards and private gardens, depending on by-laws. Tenants are usually responsible for keeping exclusive gardens tidy, but not for structural work like tree removal or irrigation repairs.

Question 4

How often should strata gardens be maintained?

Accepted Answer

Most strata gardens benefit from fortnightly or monthly visits. High-traffic or showcase properties may require weekly maintenance. Regular schedules keep lawns neat, weeds under control, and seasonal tasks like pruning and fertilising on track.

Question 5

What insurance and compliance documents should garden contractors have?

Accepted Answer

Professional garden maintenance contractors should hold Public Liability Insurance (typically $10–$20 million), Workers Compensation if employing staff, and preferably Professional Indemnity Insurance. They should provide Safe Work Method Statements (SWMS), White Cards or induction records, ABN and GST details, and chemical handling certification if applying herbicides or fertilisers.

Question 6

What is the difference between maintenance and landscaping?

Accepted Answer

Maintenance involves ongoing care such as mowing, weeding, pruning, fertilising, and general upkeep. Landscaping involves upgrades or changes — like new planting, turf replacement, irrigation installations, or structural works.

Question 7

Are tenants responsible for garden maintenance in NSW?

Accepted Answer

Tenants are generally expected to keep exclusive-use gardens tidy, including mowing, light weeding and watering. They are not responsible for major works such as tree pruning, structural repairs or irrigation systems. Responsibilities should be clearly outlined in tenancy agreements and strata by-laws.
